Downtown St. George Utah: Major Boulevard Transformations

St. George Boulevard Is Transforming Into a Destination.
For years, St. George Boulevard was simply a road people drove through on their way to somewhere else. Whether heading to the freeway, downtown, or across town, most residents saw it as a corridor rather than a destination.
That appears to be changing.
Several major development projects, new businesses, hotel investments, and redevelopment efforts are either underway or in the planning stages, all with the goal of bringing more residents, visitors, and activity into the heart of downtown St. George.
New Downtown Apartment Project Planned
One of the most notable residential projects is being planned near 300 West, where an aging car dealership property is expected to be demolished and replaced with a five-story mixed-use development.
Current plans call for 51 apartment units above ground-floor commercial space. Developers are currently working through the design and planning process with hopes of beginning demolition by the end of the year.
The project would add more full-time residents to the downtown core, creating additional support for nearby businesses and restaurants.
JKR Windows Opens New Headquarters and Event Space
JKR Windows has completed a major renovation of an older downtown building, transforming it into a modern headquarters and event venue.
The nationwide window replacement company recently celebrated its grand opening. The lower level has been converted into an event space available for company and community functions, while the upper floor serves as the company’s headquarters.
The project is another example of older St. George buildings being repurposed rather than replaced.
First West Development Could Be a Game Changer
Perhaps the most ambitious project currently in planning is the newly named “First West” development.
Located near Ancestor Square and former dealership properties, the project is expected to include:
- A condo hotel
- Retail and restaurant space
- Office space
- Residential condominiums
- A large food hall concept
Developers have described the food hall as being inspired by Boston’s famous Faneuil Hall Marketplace.
While construction timelines have not yet been announced, the project has the potential to significantly reshape downtown’s dining, shopping, and entertainment landscape.
Historic Courthouse Renovation Nearing Completion
The historic Pioneer Courthouse renovation has officially reopened to the public following extensive restoration work.
The project is a partnership between Washington County and United We Pledge and will serve as the organization’s headquarters while also providing educational tours focused on local and American history.
Most of the renovation is complete, with work on the basement level expected to wrap up soon.
New Court Facilities Progressing
Another government project continues moving forward downtown as renovations transform an existing building into new federal and county court facilities.
The federal court is expected to occupy two floors, while the Washington County Justice Court will utilize an additional level.
Construction is currently projected to finish sometime this summer.
Two Major Hotel Projects Planned
Hospitality investment continues along the boulevard as two separate hotel projects move through development.
The first is a proposed Hilton Curio Collection hotel. While renderings have not yet been released, early plans suggest a significant upscale addition to downtown lodging options.
The second project involves the redevelopment of two aging hotels.
Plans call for the Economy Inn & Suites and Coronada properties to eventually be replaced by a new Hyatt Studios hotel. Construction will occur in phases, with demolition of the Economy Inn expected first, followed by construction of the new hotel before the neighboring property is removed to make way for parking.
Developers estimate the entire project will take approximately 14 months to complete.
Supporters of the projects point out that overnight visitors often spend money at local restaurants, shops, and attractions, creating additional economic activity throughout downtown.
Local Business Updates
Several new businesses have also recently opened or expanded along the boulevard.
Coyote Ridge Cobblers Opens
Formerly known as Adam’s Boot Repair, the longtime local shop has reopened under a new name: Coyote Ridge Cobblers.
Following the unexpected passing of the previous owner, a longtime employee stepped in to continue the business after spending years learning the trade.
The shop recently reopened and is already welcoming customers back.
The Picklr Gets New Ownership
The Picklr indoor pickleball facility recently changed ownership.
New operators have resurfaced the courts and are currently offering membership promotions as they work to grow the facility.
Ghost X Auto Opens
Ghost X Auto has opened its St. George location, offering a vehicle purchasing experience that relies heavily on online transactions and digital purchasing tools.
The concept is similar to Tesla’s direct-to-consumer sales model and serves customers both locally and nationwide.
Salad Spot Opens New Location
One of the newest restaurant additions to the boulevard is Salad Spot.
The restaurant offers salads, wraps, and protein bowls and includes a drive-thru, something still relatively uncommon among healthier dining concepts.
Los Palmas Expands Again
Los Palmas Authentic Mexican Food recently opened its third St. George location along the boulevard, continuing the company’s local expansion.
Swedish Moose Candy Arrives Downtown
A new specialty candy store called Swedish Moose Candy has opened, offering imported Swedish candy, chocolate, licorice, and sour gummies.
Still Waiting for Answers
Two locations continue generating questions from residents.
The former Larsen’s Frost Stop property remains without a publicly announced plan, while many locals are still awaiting updates regarding Sunday’s Best and the former Sakura restaurant building.
As of now, no new information has been released on either project.
The Big Picture
Taken together, these projects represent one of the most significant periods of investment St. George Boulevard has seen in years.
New housing, hotels, restaurants, office space, entertainment venues, and historic renovations are all contributing to a downtown that is becoming more than just a roadway. It’s increasingly becoming a place where people live, work, stay, shop, and gather.
As these projects move from planning to construction, St. George Boulevard’s role in the community will likely continue to evolve.
