St. George Direct: Development Spotlight – Sunset Boulevard Upgrades

If you have spent any time driving through the west side of town lately, you have likely noticed a massive wave of changes taking shape along Sunset Boulevard St. George. From fresh dining options and retail space reboots to major financial institutions moving in, this bustling corridor is experiencing a significant revitalization.
Here is your direct look at what is currently opening, transforming, and shifting between Sunset Corner and the Dixie Drive intersection.
Sunset Corner: Frozen Yogurt and Restaurant Renovations
The eastern end of the corridor is seeing some immediate shakeups in the food and beverage space, clearing up some recent neighborhood rumors.
- The Udder Guys: A brand-new addition to the Southern Utah dessert scene, this frozen yogurt shop officially opened its doors last month. They have taken over a portion of the existing Costa Vida footprint.
- Costa Vida Update: Local rumors suggested that this location was closing down permanently. However, management has confirmed they are not closing, they are simply downsizing their floor plan. The restaurant is currently undergoing a interior renovation to debut a fresh, modernized look in the near future.
CP Plaza: European Flavors and New Storefronts
Moving further west into CP Plaza, a highly anticipated culinary addition is preparing for a summer launch alongside new neighborhood services.
- Santo Formo: The ownership group behind the popular local authentic Italian spot, GG Gelati, is expanding right next door. Their new restaurant, Santo Formo, is scheduled to open within the next few weeks. The menu will feature artisanal pizza alongside a variety of Southern European-inspired dishes.
- Saint City Barbershop: Located kitty-corner from the plaza, this new walk-in friendly barbershop officially opened for business in May, adding more personal care options to the west side layout.
- American Pride Garage Doors: Located near Entz Rentals, this long-time local business recently established a brand-new physical storefront presence along the corridor.
Construction Tracking: Credit Unions Take Over Old Sites
Two highly recognizable vacant lots along Sunset Boulevard St. George are actively transitioning into major financial hubs.
The Old Sunset Bowl Site
Construction teams are making rapid progress on the old Sunset Bowl property, which is being transformed into a brand-new Mountain America Credit Union branch. The project also includes additional building space in the back layout for future use. The financial branch is anticipated to open its doors within the next two months.
The Old Maverick Site
City permitting is currently underway for a new Utah Community Credit Union (UCCU) location at the old Maverick lot. While UCCU currently operates a student branch on the Utah Tech University campus, this project will mark their very first standalone public branch in the Southern Utah region. Construction is expected to begin as soon as final city approvals clear.
Traffic Safety Reminder: Dixie Drive Intersection
With the influx of new retail and commercial spaces, local safety officials are reminding drivers to exercise extreme caution at the busy intersection of Dixie Drive and Sunset Boulevard.
This specific area experiences incredibly heavy pedestrian foot traffic due to its proximity to local housing resources like Switchpoint, neighborhood schools, and popular convenience stores. Drivers need to remain highly vigilant for teenagers, cyclists, and electric scooter riders utilizing the crosswalks, as failure-to-yield incidents have remained a recurring monthly issue at this crossing.
A Local Staple Refreshed: Pizza Factory Express
On the local dining front, the classic Pizza Factory Express is operating under brand-new management. The new ownership team has already executed a series of major upgrades to enhance the customer experience:
- A completely freshened up and modernized indoor dining area.
- The introduction of several brand-new menu items.
- The official return of pizza delivery and catering services, which had been unavailable at this location for the last few years.
